Union Park at Norterra’s master developer, Sunbelt Holdings, and landowner, USAA Real Estate have begun construction on the second phase of single-family residential and will add a new rental home neighborhood within the 400-acre master planned community.
The community’s Phase 2 expansion includes 224 single-family homes by Ashton Woods and David Weekley Homes. Both builders are within the community’s introductory phase. Ashton Woods, who sold out of their initial 104 lots earlier this year, purchased another 120, 40-foot x 90-foot lots and will offer five two-story floorplans ranging from approximately 1,850 to 2,600 square feet. Four of the plans were sold in the community’s first phase. David Weekley Homes purchased another 104, 53-foot x 120-foot lots and will continue offering their existing collection of seven one- and two-story homes, and one new floorplan. Home plans in the new phase will range from approximately 2,300 to 4,000 square feet. Union Park at Norterra’s second phase is planned to open for sales in early 2022.
Union Park’s newest phase will include four neighborhood parks, including a dog park. The community currently features three private neighborhood parks – Honor Park, a lushly landscaped park and active play area including a play structure and swing set; Liberty Park, dual plazas including picnic tables, string Tivoli lights, and a sport court; and Legacy Park, a large plaza and covered ramada with a grand staircase and open turf area.
In addition to Phase 2 development, BB Living Residential has begun construction of a new single-family rental home neighborhood at the southeast corner of the master plan along 19th Avenue and Happy Valley Road. BB Living at Union Park will include a total of 154 homes for lease, including 110 townhomes ranging from 1,626 to 1,832 square feet, and 44 green court homes ranging from 1,768 to 2,424 square feet. Homes are planned to include three-to-four bedrooms, a two-car garage, and upgraded interior features. Residents will have access to Union Park at Norterra community amenities, parks and activities. Pre-leasing is anticipated to begin in the summer of 2021.
The centerpiece of Union Park at Norterra is The Post, the community’s 5,800 square foot recreation center that serves as a resident hub of activity and includes a resort-style pool with cabanas, a splash pool, event lawns, playground, outdoor barbecue area, and basketball and pickleball courts. The Post includes an open great room, catering kitchen, outdoor fireplace with seating area, and an event/conference room. The building was inspired by historical farmhouses and is accented by timber columns, trusses, decorative steel, barn doors, outdoor shutters and a covered porch.
Union Park at Norterra is home to Deer Valley Unified School District’s K-8 Union Park School, which opened in August 2020 and serves grades K-7 in its first school year.
With nearly 250 homes constructed to date, Union Park at Norterra currently offers single-family homes from Cachet Homes and David Weekley Homes, and luxury townhomes from
K. Hovnanian Homes ranging from 1,954 to 4,115 square feet and starting in the high $300’s to high $500’s.
